11-Month Warranty Inspection in Bode

11-Month Warranty Inspection in Bode, Humboldt County, by Closer Look Inspectors. Bode is an 1881 Norwegian railroad town in Humboldt County with a deep stock of early-1900s homes, and we calibrate every visit to that.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Tuned to Bode.

Bode housing runs to early-1900s Norwegian-settled homes from the town's opera-house years, with postwar houses on the edges, across the grid along the old Burlington, Cedar Rapids & Northern line, on flat Des Moines Lobe till in Humboldt County — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Bode

Bode sits on Des Moines Lobe till — heavy, poorly drained clay that holds water against foundations and moves with moisture, which is what drives basement seepage and foundation cracking across central Iowa. Bode sits in Humboldt County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Bode visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Do Bode's older homes need a sewer scope?
We recommend one on nearly all of them. Bode was platted in 1882 and built out by the early 1900s, so the original streets run clay laterals under a century of tree roots. A camera from the cleanout to the main is the only way to see roots, bellies and breaks before closing. The rest of the read dates services and foundations; Humboldt County is Radon Zone 1, so a 48-hour test rides along.
