Local housing

Homes in Hardy.

Hardy housing runs to a couple dozen older homes from the 1881 railroad village, across the village core off the old rail line, on flat Des Moines Lobe till in eastern Humboldt County — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Hardy

Hardy sits on Des Moines Lobe till — heavy, poorly drained clay that holds water against foundations and moves with moisture, which is what drives basement seepage and foundation cracking across central Iowa. Hardy sits in Humboldt County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Hardy-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Do you cover Hardy?
Yes — Hardy is inside our Fort Dodge coverage, served from Buffalo Center. Humboldt County is Radon Zone 1, so a 48-hour test is standard.
