Local housing

Homes in West Chester.

West Chester housing runs to older homes from the town's 1872 establishment forward, with limited newer building, across the small town grid and the surrounding Washington County farm ground, on Southern Iowa Drift Plain ground in Washington County, loess over deep pre-Illinoian till — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in West Chester

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a West Chester home. West Chester sits in Washington County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that West Chester-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Do you inspect acreages outside West Chester?
Yes, regularly, and they are a different job from a town house. Acreage properties around West Chester are almost always on a private well and a septic system: the well calls for water testing and the septic for its own evaluation by a licensed installer, because neither is part of a standard home inspection anywhere in Iowa. Outbuildings are inspected on request. The house then gets the full read — panel and branch wiring, supply and drain lines, heating equipment, roof, foundation and grading — with a 48-hour radon test recommended on Iowa's Zone 1 ground.
