My multifamily report says a unit was “not inspected.” What does that mean for me?

It means nobody looked inside that unit, and you are buying it unseen. That phrase is not filler — it is the report telling you exactly where your information stops. It appears when a tenant declined entry, when nobody answered at the scheduled time, when a unit was locked and no key was provided, or when the required notice to the tenant was never given. A partial version appears within a unit that was entered: a panel behind a dresser, a water heater walled in by stored boxes, an attic hatch under a closet full of clothes, a crawlspace entry blocked by belongings. Anything not readily accessible is not inspected, and it is listed rather than guessed at. What you do with it depends on where you are in the transaction. If your inspection contingency is still open, the clean fix is a return visit to that unit alone, with access arranged in writing this time. If the contingency is closing, you can ask for an extension limited to that unit, which sellers often grant because the alternative is a buyer walking over an unknown. If neither is available, treat the uninspected unit as an unpriced risk and decide deliberately — the honest assumption is that it is in no better condition than the worst unit you did see, and in older converted buildings it is frequently in worse condition, because the unit nobody wants to show is usually the unit with the problem. What you should not do is read the phrase as a formality. An inspector writing "not inspected" is protecting you, not covering themselves: it is the difference between a documented gap you can act on and a silent assumption you find out about after closing.
