11-Month Warranty Inspection in Colfax

11-Month Warranty Inspection in Colfax, Jasper County, by Closer Look Inspectors. Colfax is a former coal-mining and mineral-springs town above the Skunk River bottoms.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Local housing

Homes in Colfax.

Colfax housing runs to coal-era and early-1900s homes above the Skunk River bottoms, across the hillside core above the river bottoms, on Skunk River valley slopes with a coal-mining legacy — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Colfax

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Colfax home. Colfax sits in Jasper County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Colfax-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
What is specific to Colfax?
History and ground together. Colfax grew on coal mining and mineral springs, and its older hillside stock carries century-old systems plus the settlement questions that come with sloped clay ground above the Skunk bottoms. Low-lying lots get the flood-history and sump read first.
