11-Month Warranty Inspection in Floris

11-Month Warranty Inspection in Floris, Davis County, by Closer Look Inspectors. Floris is a very small Davis County town of older homes on thin stock, and we calibrate every visit to that.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Floris homes are inspected by a local partner in our Iowa network.

Calibrated

Tuned to Floris.

Floris housing runs to older frame farm-town houses on a very thin stock, with little newer construction, across the handful of blocks that make up the town and the Davis County farm ground and acreages around it, on Southern Iowa Drift Plain in the Soap Creek and Des Moines River drainage — rolling, deeply dissected, loess over old till — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Floris

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Floris home. Floris sits in Davis County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Floris visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Is a crawlspace a problem on a Floris house?
It is the place we spend the most time, on this stock. Floris has had a post office since 1847 and its houses are old enough that crawlspace construction is common, often with dirt floors, no vapor barrier and framing sitting low over damp ground. That combination produces fungal growth on joists, rusted ductwork, rodent entry and compressed or fallen insulation, and none of it is visible from inside the house. We get in, photograph the sill and joists, check for standing water and past water lines, and report the ground cover and ventilation as they are.
