11-Month Warranty Inspection in Lacona

11-Month Warranty Inspection in Lacona, Warren County, by Closer Look Inspectors. Lacona is an 1856 Warren County town of older frame homes on rolling ground.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Local housing

Homes in Lacona.

Lacona housing runs to older frame homes tracing to the 1856 plat and the 1881 incorporation, across the original town blocks and the rolling Warren County farm ground around them, on rolling, deeply dissected Southern Iowa Drift Plain ground with broad stepped erosion surfaces notched into the hillslopes — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Lacona

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Lacona home. Lacona sits in Warren County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Lacona-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Why do sloping Lacona lots get extra attention?
Because the slopes here are not uniform. The Southern Iowa Drift Plain carries stepped erosion surfaces — broad steps notched into hillsides — so ground that looks like one smooth grade actually changes pitch partway down, and water that drains well at the top of a lot can pond against a foundation lower down. On sloping Lacona properties, the full lot matters rather than just the perimeter: where roof and surface water collects, retaining walls and walkout corners, and the basement staining that tells you what has happened before.
