What causes ice dams on Minnesota roofs, and will the inspection catch them?

Ice dams are a classic Minnesota winter problem, and homes across the Twin Cities see them regularly. They form when heat escaping into the attic melts snow on the upper roof, the meltwater runs down to the cold eaves and refreezes, and the resulting ridge of ice backs water up under the shingles and into the home. The root causes are usually too little attic insulation, air leaks from the living space into the attic, and inadequate roof ventilation. Even in summer, we can spot the evidence: water stains on the underside of the roof deck, ceiling stains near exterior walls, damaged or stained insulation, deteriorated shingles at the eaves, and gutters pulled loose. With thermal imaging, available as an add-on, we can sometimes see where warm air is leaking into the attic, which is what drives the whole cycle. We'll explain whether what we find is cosmetic or points to ongoing leakage and rot. Fixing the underlying insulation and ventilation is far more effective than raking snow every winter.
