How do Minnesota winters affect the homes you inspect?

Our long, cold winters put real stress on Minnesota homes, and much of what we look for is shaped by that climate. Freeze-thaw cycles crack foundations, sidewalks, and driveways, and they heave shallow footings under decks and stoops. Heavy snow loads and the melt-refreeze cycle drive ice dams that back water under shingles and into walls and ceilings. Months of sealed-up, heated living concentrate indoor radon, which is why winter is actually a representative time to test. Furnaces and boilers run hard for half the year, so we check their age, operation, and especially heat exchangers for cracks that can leak carbon monoxide. Pipes in unconditioned spaces, garages, crawlspaces, and exterior walls are at risk of freezing and bursting, and we look for evidence of past freeze damage and inadequate insulation. Attic insulation and ventilation get extra scrutiny because they govern both heating costs and ice dams. On homes with seasonal exterior systems, outdoor plumbing and irrigation must be winterized to survive. We'll tell you how well a home is set up to handle Minnesota winters and where it's vulnerable.
