Is a mobile home the same as a manufactured home?

Not for lending purposes, and the dividing line is a single date: June 15, 1976. Homes built on or after that day are manufactured homes, constructed to the federal Manufactured Home Construction and Safety Standards at 24 CFR Part 3280 — a federal preemptive construction code covering structure, fire safety, plumbing, electrical and energy. A home built before that date is legally a mobile home, built to no federal standard, and is generally not eligible for financing through FHA, VA, Fannie Mae or Freddie Mac. It is also frequently difficult to insure. Requirements vary by lender and loan program, and portfolio lenders sometimes have their own policies, so confirm the specifics with your loan officer — but for most buyers, the practical effect is that a pre-1976 home is a cash purchase. This is often the single most consequential finding of an entire inspection, and it is determined by evidence on the home itself rather than by what the listing says. A HUD-code manufactured home is built on a permanent chassis, is at least 320 square feet, and carries a red HUD certification label on the exterior of each transportable section along with a paper data plate inside. A pre-1976 mobile home has none of that. Age also changes what we look for. Single-strand aluminum branch-circuit wiring was substituted for copper between roughly 1965 and 1973 because of copper prices, and the CPSC reports that homes with this wiring are far more likely to have a connection reach fire-hazard conditions than homes wired with copper — so any pre-1976 home falls inside that window and the wiring gets close attention. Low-slope or arched metal roofs with later roof-overs, worn or missing anchoring, and deteriorated bottom board are the other recurring findings on homes this old. If you are considering a pre-1976 home, talk to your lender before you fall in love with it.
