Do I need a separate inspection for each unit in a duplex or fourplex?

No — it is one inspection and one report, but every unit is evaluated individually rather than sampled. This is the most common misunderstanding about multifamily work. We do not inspect one unit and assume the other matches it, because in practice the units rarely do match: they were renovated at different times, by different people, for different tenants, and the failure you are buying is usually in the one nobody showed you. Each unit carries its own heating equipment, water heater, electrical panel, plumbing fixtures, appliances, windows and entry, and each of those gets its own age, condition and safety assessment.
