A home inspection in Iowa covers the readily accessible, visually observable systems and components of the house: roof covering and drainage, exterior cladding and grading, structure and foundation, attic insulation and ventilation, plumbing supply and drainage, the electrical service and panel, heating and cooling equipment, water heater, interior surfaces, doors and windows, and built-in appliances where present. It is visual and non-invasive. We do not open walls, dig, dismantle equipment, or move stored belongings, and we report condition on the day of the inspection rather than predicting the future.
Several things Iowa buyers most want to know are separate services rather than part of the general inspection: radon measurement, a sewer scope, private well water testing, and a septic evaluation. None of those is included by default anywhere, and a general inspector who tells you otherwise is overselling. Common exclusions across standard practice include buried and concealed components, wells and septic systems themselves, and — for condominiums and townhomes — the association's common elements. The ASHI Standard of Practice states plainly that it applies to buildings with four or fewer dwelling units and does not require inspection of common elements and common areas in multi-unit housing. Ask any inspector for their standards of practice in writing before you book.
Does Iowa require a home inspection when you buy or sell?
No. Iowa has no statewide requirement that a home be inspected at the time of sale. Nothing in state law forces a seller to have the house inspected, forces a buyer to order one, or requires a system to be certified compliant before a deed changes hands. This is a genuine difference from states and municipalities that impose point-of-sale inspection or certification programs, and Iowa buyers should understand what it means in practice.
It means the inspection is entirely yours to order, and the window to order it is defined by your purchase agreement, not by statute. If your contract has an inspection contingency, that deadline is the real clock. Miss it and you may lose the leverage to negotiate or walk. It also means nobody else is going to catch the problem for you — there is no municipal inspector signing off on the furnace, no state certificate for the septic tank, no mandatory disclosure that the panel is a known problem brand.
Individual cities, lenders and loan programs can and do impose their own requirements, and those vary. Some lenders require a well water test, a septic evaluation, or a specific repair before funding. Some municipalities run their own rental or occupancy inspection programs that are separate from anything a buyer orders. Ask your lender and the local building department what applies to your specific address rather than assuming.
How does Iowa's geology change what an inspector looks for?
The landform region a house sits on changes which defects are likely, and Iowa has several. The Iowa Geological Survey describes the Southern Iowa Drift Plain — the state's largest landform region — as deeply dissected, with streams that have carved well-connected drainage systems into the land surface, and capped by a windblown loess mantle that usually runs between five and thirty feet thick. In practice that means sloping lots, walkout and daylight basements, and a silty soil profile that shrinks and swells with the seasons. On those lots we pay close attention to grading, downspout discharge, stair-step cracking in block foundations, and seasonal basement seepage.
The Des Moines Lobe in north-central Iowa is a much younger glacial landscape — the survey dates the last glaciation there to roughly twelve to fourteen thousand years ago — and it is flatter and more poorly drained. This is drain-tile country. Flat ground does not mean dry ground, and we look hard at sump pits, discharge routing, and whether the lot actually sheds water away from the house.
The Iowan Surface across the northeast has long, gentle slopes with scattered areas of poor drainage and original wetlands. The Driftless area in the far northeast is karst — fractured carbonate bedrock where groundwater moves fast and private well quality deserves extra attention. And every river town in Iowa sits on an alluvial plain of water-transported gravel, sand, silt and clay, with a flood history to go with it.
What about coal mines under southern Iowa homes?
Parts of southern and southeastern Iowa were extensively undermined for coal, and the state maps it. The Iowa Department of Natural Resources publishes a public Iowa Coal Mines map showing known historic mine locations, and the Iowa Department of Agriculture and Land Stewardship's Mines and Minerals Bureau administers abandoned mine land work including a program for mining-related subsidence. Counties including Monroe, Marion, Mahaska, Wapello, Appanoose and Lucas carry the heaviest documented underground mining.
The honest framing matters here. Being in a historically mined county does not mean a home is subsiding, and it should not be sold to you that way. The Iowa Geological Survey's own study of the Centerville area — extensively mined from the 1850s to the 1970s — recorded relatively few reported mine-related problems despite that history. What is true is that the ground was mined, Iowa maps it, and the state runs a program for it, so a buyer in those counties has a public record to check and a known contact if a problem ever appears.
On an inspection in mine country we document foundation movement the same way we would anywhere: crack pattern and width, displacement, floor slope, door and window racking, and whether the evidence points to ordinary settlement, frost movement, shrink-swell soil, or something that needs a structural engineer. Pulling the DNR mine map for the address is a reasonable step for a buyer to take, and it is free.
Are wells and septic systems part of an Iowa home inspection?
No — and on Iowa acreages this is the single most common misunderstanding. A general home inspection confirms whether a property is on a private well and septic rather than municipal service, locates the visible components, runs fixtures and checks basic function and pressure, and notes obvious red flags like soggy ground over a drainfield, sewage odor, or a wellhead that sits below grade or lacks a proper sanitary cap. That is a screening, not an evaluation.
Water quality is a laboratory question, not a visual one. A private well should be tested — bacteria and nitrates at minimum — and nitrate matters in Iowa given how much of the state is in row-crop agriculture. In the Driftless karst of northeastern Iowa, where groundwater moves quickly through fractured bedrock and surface contamination can reach a well faster than people expect, testing is not optional in any practical sense. Many Iowa counties have environmental health or public health departments that handle well and septic matters, including testing programs and permits, and requirements vary by county.
Septic evaluation is a separate specialist service as well. Whether one is required for your transaction depends on the county and on your lender, so confirm both. If a property is on well and septic, budget for those separate services from the start and get them scheduled early — they take longer to arrange than a general inspection and they have real potential to change your decision.
What does an inspector check on Iowa mechanical systems?
Heating gets the most scrutiny, because Iowa winters do not forgive a failed furnace. We record the equipment's age and type, verify it runs through a normal cycle, inspect the heat exchanger where it is visible, and examine venting and combustion air — particularly on older mid-efficiency equipment vented into a masonry chimney, and on high-efficiency units where PVC venting and condensate drainage are frequent sources of findings. Air conditioning is tested when outdoor temperatures are high enough to do it without damaging the compressor, which is a real seasonal limit in Iowa and one we will tell you about rather than skip quietly.
Water heaters are checked for age, venting, combustion air, and the temperature and pressure relief valve and discharge pipe. On the plumbing side, older Iowa housing stock can still carry galvanized supply lines and original cast-iron drains, while newer construction runs PEX and PVC. We look for active leaks, corrosion, pressure problems, and evidence of past freeze damage in vulnerable runs through crawlspaces, rim joists and unheated garages.
Electrical produces findings on nearly every older home: service size, panel brand and condition, double-tapped breakers, missing GFCI and AFCI protection where expected, ungrounded receptacles, open splices, and amateur wiring from past remodels. In the oldest homes we look for knob-and-tube remnants and for whether a modernized panel is actually fed by modernized branch circuits.
