Carbon was a coal mining town. Should old mine workings affect how I view a property here?
It is a fair question to ask. Small coal mines worked along the nearby riverbanks from the 1860s and the Carbon area had nine mines in 1894, with typical shafts about 80 feet deep. We cannot see underground from inside a house, so we inspect what is visible: foundation cracks, settlement, doors and windows that no longer close square, and sloping floors. Ask the seller about known mine openings or past ground movement and check county records. Houses near the Middle Nodaway River also get a water review. Adams County is EPA Radon Zone 1, and a septic system calls for a transfer inspection under Iowa Code 455B.172.
