Houses from the early 1900s boom were often built quickly, so we look at the foundation and basement walls for cracking, settlement and moisture, at floor and roof framing, and at old wiring, plumbing and heating that have been patched over time. A 1913 county history lists several coal companies operating near Cincinnati, so ask the seller about any history of ground settling. Appanoose County is EPA Radon Zone 1, so a radon test belongs in the basement review. A property on its own septic system needs the time-of-transfer inspection under Iowa Code 455B.172.
