Local knowledge

Why Crescent homes need a local read.

Crescent is a small Pottawattamie County town at the base of the Loess Hills near the Mormon Bridge, laid out by Joseph E. Johnson in the 1850s on ground once called Brownell's Grove and Farmersville. We calibrate every Crescent inspection to the conditions that actually drive defects here — not a generic national checklist.

Crescent housing runs to a mix of early frame homes from the 1850s settlement era and later decades, plus postwar houses, newer subdivisions and acreages around the edge, across the compact townsite of about 0.97 square miles, the hillside streets, and the acreages and farm ground around it, on loess-mantled hills of the Loess Hills landform along the Missouri River valley in Pottawattamie County.

Questions

Common questions.

Crescent sits in the Loess Hills. How does hillside ground affect a house here?
Loess is wind-blown silt that holds a steep face when dry but erodes quickly when water runs over it, so on hillside lots we check grade and slope at the foundation, downspout and sump discharge, retaining walls, and any cracking or settlement. Look for gullying, slumping soil and doors or windows that stick. Properties on the edge of town may use a private well and septic, and Iowa Code 455B.172 requires an inspection of septic systems before transfer. Pottawattamie County is EPA Radon Zone 1, so a radon test belongs in every basement review.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
