Start with the water record. USGS reported that the September 15-16, 1992 flood on the Thompson River at Davis City was the largest known peak at that gaging station, about 1.7 times the 100-year flood. For a lower-lying house we look for stain lines and efflorescence on basement walls, the sump pit and discharge, window wells, grade at the foundation and the height of the furnace and water heater. Ask the seller about past water and insurance claims, and check the flood map status of the lot. Decatur County is EPA Radon Zone 1, so radon testing belongs in the basement review.
