Elliott has a dike along its west side. How should I think about flood risk on a house here?
Start with the flood history. Local accounts describe sandbagging of the dike on the west side of Elliott in the July 1958 flood and the town being spared by dikes in September 1972, and USGS documented record flooding on the East Nishnabotna in June 1998. A dike is not a guarantee, so we look for stain lines and efflorescence on basement walls, the sump pit and discharge, window wells, grade at the foundation and how high the furnace and water heater sit. Ask the seller about past water and insurance claims and check the flood map status of the lot. Montgomery County is EPA Radon Zone 1, so a radon test belongs in the basement review.
