Exline had several coal mines near town. Does that matter when buying a house here?
It can. By 1906 the Exline Coal Company, Iowa Block Coal Company and White Oak Coal Company were working mines around the town, and a 1913 county history lists mines near Exline too. We cannot see underground workings, so we look for surface signs such as cracked or uneven foundations, stair-step masonry cracks, doors and windows out of square and low spots in the lot. Ask the seller about any history of settling. Appanoose County is EPA Radon Zone 1, so a radon test belongs in the basement review. A private septic system needs the time-of-transfer inspection under Iowa Code 455B.172.
