Local knowledge

Why Grant homes need a local read.

Grant is a small Montgomery County town platted in 1858 as Milford, incorporated in 1912 and named for Ulysses S. Grant, with a commercial historic district on the National Register. We calibrate every Grant inspection to the conditions that actually drive defects here — not a generic national checklist.

Grant housing runs to a small stock of houses from the late 1800s and early 1900s around the 1920 peak of 282 residents, with a few postwar and newer homes, across the Grant Commercial Historic District along 2nd Street and U Avenue, the residential blocks around it, and the farm ground and acreages beyond, on loess-mantled hills of the Southern Iowa Drift Plain in northeast Montgomery County.

Questions

Common questions.

Grant's commercial district is on the National Register. What does that mean if I am buying an old building or house nearby?
A National Register listing honors the district's history, but it does not replace a condition check. The district was built between 1871 and 1952, so nearby buildings can be 70 to 150 years old. We look at roofs and parapets, masonry and mortar, window and door openings, foundation movement, the age of electrical and plumbing, and how roof water leaves the building. Ask the city whether any local rules apply before planning changes. If the property has its own septic system, Iowa Code 455B.172 requires an inspection before transfer. Montgomery County is EPA Radon Zone 1.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
