Inspecting in Jordan

What we see in Jordan homes.

Jordan started in 1853 when Thomas Holmes built a sawmill on Sand Creek, and his brother William platted the settlement as Jordan City in 1855. Brentwood consolidated with it in 1872, and the city incorporated in 1891. It covers about 3.3 square miles at 853 feet, with U.S. Highway 169 and State Highways 21 and 282 running through, and had 6,656 residents and 2,355 housing units in 2020. The Jordan Historic District at Water Street and Broadway holds the best-preserved 19th-century business district in Scott County, mostly built between 1865 and 1880 in local light buff brick, because growth leveled off before 1900.

Houses of that age need a different checklist than a subdivision. Old stone, brick or block foundations, mortar and moisture, basements near Sand Creek, original sewer lines, wiring that has been added over generations, and old windows, chimneys and insulation are the things to watch. Knob-and-tube wiring shows up only in genuinely pre-1950 houses, and it is worth flagging when seen. Paint in houses built before 1978 may contain lead, so ask a specialist to test before you disturb it. Newer houses get the usual grading, attic and flashing review.

Questions

Common questions.

Is a pre-1900 house in Jordan too old to buy?
Not at all, but the inspection matters. Older brick, stone or block foundations and mortar need a close look, and the wiring, plumbing and heating have usually been updated in stages. Signs of moisture, movement and patchwork repairs are the things to look for. The report lets you plan for the cost of work that old houses tend to need.
Does Sand Creek create wet-basement risk in Jordan?
It can for homes in low spots. Grading, gutters, downspouts and sump pump operation matter, as do staining, efflorescence, and past water in basements and crawl spaces. Old houses may also have stone walls that seep a little. Evidence of past water is worth recording, and flood maps are checked separately by your lender.
Is lead paint a concern in an older Jordan house?
It can be in a house built before 1978, particularly before renovation, sanding or scraping. The report notes deteriorating older paint, and an MDH-licensed lead professional is the one to test it. The EPA and state health agencies publish guidance on safe work practices for older homes with lead-based paint.
Does bluff runoff affect Jordan homes?
It does — water coming off the bluffs concentrates in the valley, so grading, drainage and basement moisture are the items that matter most.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
