Local knowledge

Why Persia homes need a local read.

Persia is a very small Harrison County town where a store, a hotel and a blacksmith shop were the only structures at the site when a settler arrived in the spring of 1882. We calibrate every Persia inspection to the conditions that actually drive defects here — not a generic national checklist.

Persia housing runs to a small stock of houses from the late-1800s village years, early-1900s homes built toward the 1930 peak of 396 residents, and a few postwar and newer homes, across the compact townsite of about half a square mile and the farm ground and acreages around it, on loess-mantled hills of the Southern Iowa Drift Plain in Harrison County.

Questions

Common questions.

Persia is a small town surrounded by farm ground. What should I check on a house with a well and septic?
Many homes in and around very small towns rely on private systems, so we ask early which ones are present. If the property has a septic system, Iowa Code 455B.172 requires an inspection of it before the property transfers, and we look for soggy spots, odors and the location of the field relative to the house and any well. For a private well we look at the wellhead condition and the pressure tank, and recommend water testing through a lab. Harrison County is EPA Radon Zone 1, so a radon test is a sensible add-on for any basement.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
