For homes from the 1870s through the early 1900s we begin at the bottom and the top. In the basement or crawlspace we look at the foundation walls, sill area, moisture and any past repairs, then we check the roof, chimneys, porches and the age of the electrical service. We also look at how roof water drains, since small lots keep houses close together. If the property is on private septic, Iowa Code 455B.172 requires an inspection before transfer.
