Inspecting in Stacy

What we see in Stacy homes.

Stacy got a post office in 1873, was laid out in 1875 and named for Dr. Stacy B. Collins, and was incorporated on April 13, 1923. It sits along the Sunrise River in Chisago County, with Interstate 35 as the main route. In 2020 it counted 1,703 residents and 654 housing units. On December 29, 2023, the rest of neighboring Lent Township, a rural 34-square-mile township, was annexed to the city. The estimated 2025 population is 4,367, so Stacy is now a small town with a much larger rural area attached.

That mix makes Stacy inspections varied. In the older core, foundations, basement moisture, older wiring and panels, sewer lines, roofs and windows are the things to watch. Along the I-35 corridor the newer houses get a close look at grading, attic ventilation, flashing, decks and mechanical installation. In the newly annexed rural areas, a house may still rely on a private well and septic system, and those are evaluated separately. Ground near the Sunrise River and wetlands can stay wet, so drainage and sump pumps deserve careful attention.

Questions

Common questions.

I'm buying in the former Lent Township area. Did the annexation change my septic or well?
The annexation changed which city governs the property, not how a house gets water or handles wastewater. Many rural homes still use a private well and septic system. Ask the seller and the city which services the address has. A septic inspector and a water test are done separately from the house itself.
Chisago County is Radon Zone 2. Do I still need a test?
Yes. Zone 2 means moderate predicted radon potential, and the Minnesota Department of Health recommends testing every Minnesota home regardless. Individual houses vary a lot, so the zone is not a result for your basement. A short-term test during the inspection window gives you a first reading, and mitigation is available if a result is high.
What is different about inspecting a home near the Sunrise River?
Wet soil and wetland edges are the concern. Grading, gutters and downspouts, sump pump operation, foundation walls and the crawl space or basement are worth watching for moisture or past water. We report what we see and separate active issues from old staining. Flood mapping is outside a home inspection, so ask your lender and the city.
Do you cover Stacy?
Yes — the small I-35 town's postwar and newer stock both get a full instrumented read, with attention to the seasonal water common on this flat sandy ground.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
