HVAC Inspection in Ely

HVAC Inspection in Ely, Linn County, by Closer Look Inspectors. Ely is an 1872 Czech settlement grown into a Cedar Rapids corridor commuter town.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Homes in Ely.

Ely housing runs to a small 1870s Czech-settlement core surrounded by overwhelmingly post-1990 commuter housing, across the original plat from June 1872 and the subdivisions that took Ely from about 275 residents in 1970 past 2,300, on gently rolling Iowan Surface ground with long slopes and low relief on former farm ground — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Ely

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an Ely home. Ely sits in Linn County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Ely-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
Is a newer Ely home really worth inspecting before closing?
Yes — most of Ely was built after 2000 and new stock has its own failure list. On former farm ground the grading is often pitched toward the foundation, backfill settles and cracks the slab or the block, attic insulation is short at the eaves and bath fans vent into the attic instead of through the roof. Framing modifications made for finished basements and HVAC balance across two stories are worth attention too. Newer homes are tighter, which concentrates radon, and Linn County is EPA Radon Zone 1 like the rest of Iowa.
