HVAC Inspection in Hills

HVAC Inspection in Hills, Johnson County, by Closer Look Inspectors. Hills is a growing Johnson County commuter town of older homes and newer subdivision stock.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Homes in Hills.

Hills housing runs to older homes from the 1906 establishment alongside newer subdivision stock from recent growth, across the original town core and the newer additions that have pushed Hills past 900 residents, on the southern edge of Johnson County on loess-mantled ground, low and flat toward the Iowa River bottoms — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Hills

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Hills home. Hills sits in Johnson County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Hills-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
Hills has grown a lot lately — which houses here give buyers the most trouble?
The split between the two stocks is the story. The town was established in 1906 and grew slowly for decades, then added more than a fifth of its population since 2010, so a buyer is choosing between century-old houses and homes still inside their first ownership cycle. The old stock brings stone and block foundations, layered services and clay laterals worth a sewer scope. The new stock brings grading, backfill settlement, attic ventilation and builder punch-list items. We write both plainly. Johnson County is EPA Radon Zone 1.
