HVAC Inspection in Johnston

HVAC Inspection in Johnston, Polk County, by Closer Look Inspectors. Johnston is a fast-grown northwest-metro suburb of 1990s-2020s subdivisions above the Des Moines River valley.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Johnston.

Johnston housing runs to 1990s-2020s subdivisions with pockets of older acreage stock, across the newer subdivisions and the Des Moines River valley edge, on Des Moines Lobe till breaking into the river valley slope — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Johnston

Johnston sits on Des Moines Lobe till — heavy, poorly drained clay that holds water against foundations and moves with moisture, which is what drives basement seepage and foundation cracking across central Iowa. Johnston sits in Polk County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Johnston-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
What should Johnston buyers watch for?
Most of the city is 1990s-2000s stock now hitting its first roof and mechanical replacement cycle, and on heavy lobe till the grading question never goes away. Lots that step down toward the Des Moines River valley add slope drainage and settlement to the read. Radon is the standing Iowa priority — Polk County is Zone 1 and Iowa HHS reports 71.6 percent of Iowa homes test above the 4.0 pCi/L action level.
