HVAC Inspection in Sheldahl

HVAC Inspection in Sheldahl, Story County, by Closer Look Inspectors. Sheldahl is a Norwegian Lutheran settlement town of older homes spanning three counties.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Sheldahl.

Sheldahl housing runs to older homes from the 1855 Norwegian Lutheran settlement and the 1882 incorporation, across the town core near the 1883 First Norwegian Evangelical Lutheran Church, spread across the Boone, Polk and Story county lines, on the Fourmile Creek watershed on the eastern edge of the young Des Moines Lobe till, flatter and more poorly drained than the southern drift plain — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Sheldahl

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Sheldahl home. Sheldahl sits in Story County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Sheldahl-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
What does Des Moines Lobe ground mean for a Sheldahl basement?
Slow drainage, and it shows up in the basement. The Des Moines Lobe is Iowa's youngest glacial landscape — the ice stopped here only twelve to fourteen thousand years ago — so streams have not had time to cut good drainage into it, and the till is flat and holds water rather than shedding it. Around Sheldahl, platted in 1855 and incorporated in 1882, that puts grading, downspout discharge, sump pump operation and basement moisture in nearly every report, along with the older-home read on wiring, plumbing, chimneys and foundations.
