HVAC Inspection in Somers, Calhoun County, by Closer Look Inspectors. Somers is a small 1900 railroad shipping-point village in Calhoun County.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Somers.

Somers housing runs to older homes from the 1900 railroad village, about sixty in all, across the compact grid along the old rail line, on flat Des Moines Lobe till in eastern Calhoun County — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Somers

Somers sits on Des Moines Lobe till — heavy, poorly drained clay that holds water against foundations and moves with moisture, which is what drives basement seepage and foundation cracking across central Iowa. Somers sits in Calhoun County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Somers-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
Do you cover Somers?
Yes — Somers is inside our Fort Dodge coverage, served from Buffalo Center. It was platted in 1900 as a rail shipping point, so the stock is mostly early-1900s frame homes: we date wiring, plumbing, roofs and foundations, recommend a sewer scope on the original streets, and read grading and the sump on slow-draining till. Calhoun County is Radon Zone 1.
