Roof Inspection in Harvey

Roof Inspection in Harvey, Marion County, by Closer Look Inspectors. Harvey is a small Marion County farm town of older homes in the old coal country.

A roof inspection evaluates the covering, flashing, penetrations and drainage and gives an honest read on remaining service life — including the ice-dam wear and hail bruising Iowa weather leaves behind.

Local housing

Homes in Harvey.

Harvey housing runs to early-1900s farm-town homes with a few postwar additions, across the small town core and the farm ground and acreages around it, on rolling loess-mantled drift-plain clay in Marion County's old coal belt — and that mix shapes what a roof inspection here needs to find.

Local conditions in Harvey

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Harvey home. Harvey sits in Marion County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Harvey-area homes face.

Questions

Common questions.

Do you walk the roof?
When the pitch, height and covering allow it safely; otherwise we assess from the eaves and a ladder and note the method used.
What roof problems show up here?
Aging shingles, failed flashing, hail damage and ice-dam wear at the eaves are the recurring findings.
Is coal-mine subsidence something to check on a Harvey property?
It is worth checking. Marion County recorded hundreds of registered underground mines between the 1860s and the 1960s, and the Iowa DNR publishes a public Iowa Coal Mines map that can be checked against a specific address. That is a records step, not an inspection finding — plenty of undermined ground in Iowa has never caused a problem. What we do on site is read the foundation and framing for the movement patterns that matter either way: differential settlement, out-of-plumb walls, sticking doors and cracks that have been patched more than once.
