Roof Inspection in Kirkville

Roof Inspection in Kirkville, Wapello County, by Closer Look Inspectors. Kirkville is an 1848 village of older homes north of Ottumwa.

A roof inspection evaluates the covering, flashing, penetrations and drainage and gives an honest read on remaining service life — including the ice-dam wear and hail bruising Iowa weather leaves behind.

Local housing

Homes in Kirkville.

Kirkville housing runs to older frame village homes on stone and block foundations, across the compact village core and the acreages on the Wapello County ground around it, on loess over pre-Illinoian till on the deeply dissected Southern Iowa Drift Plain north of the Des Moines River valley — and that mix shapes what a roof inspection here needs to find.

Local conditions in Kirkville

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Kirkville home. Kirkville sits in Wapello County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Kirkville-area homes face.

Questions

Common questions.

Do you walk the roof?
When the pitch, height and covering allow it safely; otherwise we assess from the eaves and a ladder and note the method used.
What roof problems show up here?
Aging shingles, failed flashing, hail damage and ice-dam wear at the eaves are the recurring findings.
Why do basements in Kirkville stay damp when it has not rained in days?
Because of what is under them. This is loess over pre-Illinoian till — silty on top, tight clay beneath — and clay holds water against a wall long after the surface has dried. On the sloping lots common here, water also moves laterally toward foundations rather than away. So exterior grading, downspout discharge distance, window wells and sump operation are best read together, and a moisture meter reading is a better guide to what the walls are doing than a stain alone. Wapello County is EPA Radon Zone 1.
