Pre-Drywall & Phase Inspection in Minnesota

A pre-drywall (phase) inspection happens during construction, after framing, rough plumbing, electrical and HVAC are in but before insulation and drywall cover them. It is the one chance to see framing, fastening, window and door flashing, rough-in work and penetrations while they are still open, and to have the builder correct problems before they are buried.

Questions

Common questions.

When should a pre-drywall inspection be scheduled?
After the rough-in trades are finished and before insulation goes in. Ask your builder to tell you when rough-ins are complete, and book right away, because the window between rough-in and insulation can be short.
What does a pre-drywall inspection look at?
Framing and structural connections, headers, fastening, sheathing, window and door flashing, the rough-in plumbing, electrical and HVAC runs, and penetrations through the building envelope. We photograph everything that is about to be covered, so you keep a record of what is inside your walls.
I already have a city inspection. Why add this?
A city inspection checks code minimums for the permit. A pre-drywall inspection works for you as the buyer, documents workmanship and details beyond code minimums, and gives you a photo record of what will be hidden.
Do I still need a final inspection?
Yes. The pre-drywall visit covers what will be hidden; the final new-construction inspection covers the finished house before closing. Many buyers also book an 11-month warranty inspection before the builder's first-year warranty ends.
