11-Month Warranty Inspection in Arthur, Ida County, by Closer Look Inspectors. Arthur is a small Maple Valley railroad town platted in 1885 and hit by a big fire in 1911.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Local housing

Homes in Arthur.

Arthur housing runs to small-town frame houses from after the 1885 platting, with early-1900s rebuilding and a few postwar homes, across the compact railroad townsite platted in 1885 and the farm ground around it, on a loess-covered rolling plain in the Maple River country of Ida County — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Arthur

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an Arthur home. Arthur sits in Ida County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Arthur-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Does Arthur's 1911 fire still matter to the houses standing today?
It is worth knowing about. A fire that started in a restaurant in 1911 destroyed several buildings in Arthur, and the town organized fire protection afterward. The town itself was platted in 1885 and incorporated in 1897, so the oldest houses are of that era and were built when open flame and stove pipes were normal. In an old frame house, look for cloth-sheathed or knob-and-tube wiring, chimney and flue condition, missing fireblocking in walls and attics, and working smoke and carbon monoxide alarms. Ida County is EPA Radon Zone 1.
