Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Why are some Birchwood Village lots so much smaller than others?
The village grew up as a lakeside summer community reached by streetcar, and lot sizes vary with when and where each area was platted. Newer subdivisions farther from the lake have larger, more uniform lots. For an inspection, a small lot can mean tight drainage. We look at how water leaves the property and where it goes next.
Many Birchwood Village homes began as summer cottages. What does that mean for an inspection?
Birchwood grew from cottages built by St. Paul families, and streetcar service extended to White Bear Lake in 1904; the village was incorporated in 1921 out of the Lakewood Park and Orchard Homesites plats. The early plats had small lots and modest cottages, and many have since been remodeled or replaced. Water, gas and sewer arrived in the 1950s. We check for old cottage framing under later additions, uninsulated walls, small or damp basements and crawl spaces, and lot grading toward the lake. Washington County is EPA Radon Zone 1.
