Local housing

Homes in Gem Lake.

Gem Lake housing runs to large-lot houses on former farm and estate land, some on lots of three acres or more, with newer infill, in a city of 1.10 sq. mi. and 528 people, across the wooded lots along Highway 61 and the borders shared with White Bear Lake, Maplewood, Little Canada and Vadnais Heights, on glacial upland and lake country of the White Bear Lake area — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Gem Lake

Gem Lake does not run a point-of-sale housing ordinance, which makes an independent inspection the only thorough, buyer-side read on the home. Gem Lake sits in Ramsey County, in EPA Radon Zone 1, and MDH reports more than two in five Minnesota homes have radon levels that pose a significant health risk. Finished basements concentrate radon, and only a 48-hour test tells you the number. Footings here must reach the 3-1/2-foot depth Minnesota Rules 1303.1600 set for the southern frost zone, and that annual freeze-thaw cycle is what drives the settlement cracks, frost heave and ice-dam wear that Gem Lake-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
If a Gem Lake house is on a septic system, is that part of the inspection?
A general inspection looks at visible signs, such as backups, slow drains, wet or lush patches over the drainfield, and odors. A septic evaluation by a licensed septic inspector goes further and is a separate service. If the property has a private well, water testing is also worth arranging. Ask the seller for maintenance records and any past evaluation.
Gem Lake became a city in 1959. What does that mean for its houses?
Gem Lake was incorporated on June 30, 1959, out of White Bear Township, after decades as farm and country estate land, and it grew by about a third between 2010 and 2020. Houses therefore tend to sit on larger lots, and newer plats were required to connect to city sewer. Buyers should confirm how each property is served, since parts of the area historically relied on private wells and septic; grading, roof age and older electrical panels also matter. Ramsey County is EPA Radon Zone 1, and a radon test is straightforward on these often generous basements.
