Local housing

Homes in Cambridge.

Cambridge housing runs to older river-town frame houses with a postwar and later layer added around them, across the town core, the residential streets toward the river side, and the Story County farm ground and acreages outside, on South Skunk River valley ground and the low terraces above it, at the edge of the younger Des Moines Lobe till — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Cambridge

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Cambridge home. Cambridge sits in Story County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Cambridge-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
How much does the South Skunk River matter to a Cambridge house?
It matters on the low ground, and buyers should know which side of that line they are on. Cambridge sits on the South Skunk River, and valley-bottom ground here is alluvial — layered gravel, sand, silt and clay laid down by the river rather than glacial till — which carries a higher water table and different bearing behavior than the terraces above. On the low lots, past water in the basement or crawl, sump presence and performance, foundation settlement, and grading are the things to watch. On the higher ground the same house reads mainly as an age and services question.
