11-Month Warranty Inspection in Clemons

11-Month Warranty Inspection in Clemons, Marshall County, by Closer Look Inspectors. Clemons is a small 1880s Marshall County town of older frame homes, and we calibrate every visit to that.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Tuned to Clemons.

Clemons housing runs to 1880s-through-early-1900s frame houses from the town's 1882 founding and 1903 incorporation, across the small grid that makes up the town and the surrounding Marshall County farm sections, on gently rolling Marshall County till under a loess cap, with slow-draining clay subsoil — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Clemons

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Clemons home. Clemons sits in Marshall County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Clemons visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
What does aluminum or knob-and-tube wiring mean for a Clemons house?
It means the electrical section needs more than a panel photograph. Clemons was founded in 1882 and incorporated in 1903, and a stock of that age has usually been rewired at least partly — which means original cloth-insulated or knob-and-tube runs can still be live in an attic or a wall while the panel below looks modern. We open the panel, check the grounding and bonding, test receptacles for reversed polarity and missing grounds, and look in the attic and basement where original wiring survives. What we report is which wiring is where, not a blanket verdict on the house.
