11-Month Warranty Inspection in Eldon

11-Month Warranty Inspection in Eldon, Wapello County, by Closer Look Inspectors. Eldon is a Des Moines River town and the home of the American Gothic House, and we calibrate every visit to that.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Tuned to Eldon.

Eldon housing runs to late-1800s and early-1900s river-town homes, including Carpenter Gothic — the American Gothic House was built in 1881–82, across the town blocks above the Des Moines River, the low ground near the river, and the American Gothic House grounds, on Des Moines River alluvial plain — layered gravel, sand, silt and clay — with drift-plain uplands rising behind the valley — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Eldon

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on an Eldon home. Eldon sits in Wapello County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Eldon visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Does a Carpenter Gothic house like Eldon's famous one inspect differently?
It does, and Eldon has the original: the cottage behind Grant Wood's 1930 American Gothic was built in 1881–82 and is now a State Historical Society museum. Carpenter Gothic means board-and-batten siding, steeply pitched gables and tall pointed windows, and each of those is a specific inspection item — batten joints that open and take water, steep roof planes that are difficult to access and to flash at valleys, and original window assemblies with failed glazing and rot at the sills. Eldon also had documented storm flooding in June 2021, so low lots get the water-history read.
