Local housing

Homes in Hillman.

Hillman housing runs to a very small stock of early-1900s homes and farmhouses, many long past their original systems, across the few blocks of the townsite along Hillman Creek and the farms and acreages of eastern Morrison County, on glacial drift uplands of eastern Morrison County, cut by Hillman Creek — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Hillman

Hillman does not run a point-of-sale housing ordinance, which makes an independent inspection the only thorough, buyer-side read on the home. Hillman sits in Morrison County, in EPA Radon Zone 2 — a moderate county rating, but MDH reports more than two in five Minnesota homes have radon levels that pose a significant health risk, and a county zone never predicts one house. Finished basements concentrate radon, and only a 48-hour test tells you the number. Footings here must reach the five-foot depth Minnesota Rules 1303.1600 require in the state's northern frost zone, and that annual freeze-thaw cycle is what drives the settlement cracks, frost heave and ice-dam wear that Hillman-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Is it worth inspecting a house in a city of only 23 people?
Yes, and more than usual. Hillman was platted in 1908 and incorporated in 1938, counted 110 residents in 1940, and had shrunk to 23 by 2020; its post office closed in 1994. Houses here can sit empty or lightly used for years. Common findings include frozen and split plumbing, dead sump pumps, rodent and insect entry, worn roofs and outdated wiring. Wells and septic are the norm, so water testing and a septic evaluation are recommended.
