11-Month Warranty Inspection in Quimby

11-Month Warranty Inspection in Quimby, Cherokee County, by Closer Look Inspectors. Quimby is a small Cherokee County town near the Little Sioux River with a nine-hole golf course and an older population.

An 11-month warranty inspection times a full review to the end of a builder's first-year warranty — so the settlement cracks, nail pops and grading issues a first Iowa winter reveals get repaired on the builder's dime.

Local housing

Homes in Quimby.

Quimby housing runs to a small stock of early-1900s and midcentury houses, many with original windows, older roofs and aging furnaces, across the blocks of the old townsite, the area around the nine-hole golf course, and the surrounding farm acreages, on the Little Sioux River valley margin and loess-mantled uplands of the Northwest Iowa Plains — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Quimby

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Quimby home. Quimby sits in Cherokee County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Quimby-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Quimby lost more than a fifth of its people in a decade, so what should I watch for in a house?
Quimby dropped from 319 residents in 2010 to 249 in 2020, and the median age is about 53, which means many houses have had one long-term owner and little turnover. That usually means original wiring, older panels, aging water heaters and roofs past their service life, plus a chance that a house has sat empty for a while. Dry traps, frozen-line damage, rodent entry and moisture in basements are common findings, and every system is worth reading for age. Cherokee County is EPA Radon Zone 1, so a radon test is a sensible add-on.
