Local housing

Homes in Scandia.

Scandia housing runs to log and farmhouse survivors from the 1800s, early-1900s farm homes, and a mix of later acreage houses, across the old Hay Lake settlement and Gammelgården area, the farms and barn-quilt roads, and the acreages toward William O'Brien State Park and the St. Croix River, on St. Croix moraine uplands and glacial drift sloping toward the St. Croix River valley — and that mix shapes what a 11-month warranty inspection here needs to find.

Local conditions in Scandia

Scandia does not run a point-of-sale housing ordinance, which makes an independent inspection the only thorough, buyer-side read on the home. Scandia sits in Washington County, in EPA Radon Zone 1, and MDH reports more than two in five Minnesota homes have radon levels that pose a significant health risk. Finished basements concentrate radon, and only a 48-hour test tells you the number. Footings here must reach the 3-1/2-foot depth Minnesota Rules 1303.1600 set for the southern frost zone, and that annual freeze-thaw cycle is what drives the settlement cracks, frost heave and ice-dam wear that Scandia-area homes face.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
What should I check on a Scandia house built on rolling ground?
Water and slope. Where the ground meets the foundation matters, including whether it slopes away, how gutters and downspouts discharge, and whether the driveway and culverts carry water past the house. Inside, stains, efflorescence, or a musty smell in the lower level and the condition of the sump pump are the signs worth noting. Rolling ground can shed water well or collect it, depending on the lot.
Does a very old Scandia farmhouse need a different kind of inspection?
It can. The first log cabin in Scandia went up on Hay Lake in 1850, and the town keeps a Swedish farm heritage: the 1868 Erickson Log House and the 1896 Hay Lake School are both preserved. Older farmhouses here can have stone or rubble foundations, added wings, and old framing. Sill condition, framing movement, roof and chimney age, wiring updates and insulation gaps are the things to watch. Many rural homes use private wells and septic, so those get checked too.
