Tuned to Thor.

Thor housing runs to early-1900s homes from the Scandinavian settlement years, with postwar houses on the edges, across the compact 1882 plat, on flat Des Moines Lobe till in eastern Humboldt County — and that mix shapes what a 11-month warranty inspection here needs to find. Instrument-grade tools, a local eye, every visit.

Local conditions in Thor

Thor sits on Des Moines Lobe till — heavy, poorly drained clay that holds water against foundations and moves with moisture, which is what drives basement seepage and foundation cracking across central Iowa. Thor sits in Humboldt County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear we calibrate every Thor visit to find.

Questions

Common questions.

When exactly do I schedule it?
Around month eleven, leaving time to file the report before the one-year warranty closes.
What does it find?
Issues a full freeze-thaw cycle exposes — cracking, nail pops, and HVAC and grading items.
Do you cover Thor?
Yes — Thor is inside our Fort Dodge coverage, served from Buffalo Center. It is an 1881 railroad town, so the inspection is built around age: wiring and plumbing updated in stages, chimneys, roof layers, and stone or early-block foundations on slow-draining till. A sewer scope is recommended on the original streets, and Humboldt County's Radon Zone 1 standing puts a 48-hour test on most visits.
