Inspecting in Hopkins

What we see in Hopkins homes.

Hopkins grew out of a factory. The Minneapolis Threshing Machine Company, later Minneapolis Moline, opened in 1887, and the West Minneapolis Land Company was founded that year to build housing for its workers. The community incorporated as the Village of West Minneapolis in 1893, took the name Hopkins in 1928, and adopted a city charter on December 2, 1947. The city covers about 4.09 square miles, is described by the city as about 98 percent developed, and had 19,079 residents in 2020. Its historic main street was listed on the National Register of Historic Places in January 2022, and homeownership is only 39 percent.

Houses on the older blocks are often small, close together and a century old in places, so the foundation and the systems that were added later come first. That means stone or block foundations and basement moisture, original sewer lines, knob-and-tube only where a genuinely pre-1950 house has it, updated wiring of unknown quality, older windows and insulation, and chimneys. With homeownership so low, many buyers also purchase condos and townhomes, where the unit, its mechanicals and any water intrusion around windows, roofs and shared walls are worth attention.

Questions

Common questions.

Does Hopkins require a city inspection before a home is sold?
No. Hopkins repealed its Truth-in-Housing evaluation requirement, effective January 14, 2021, so sellers there no longer need one to sell. Whether or not a city process applies, a buyer's inspection is independent and looks at roof, structure, electrical, plumbing, heating and cooling, and moisture. Contact the city for its current requirements, and use our report to plan repairs and negotiate with what you actually find.
What are the main things to check in a Hopkins bungalow?
The foundation and basement for cracks and past water, the age and material of the sewer lateral and water service, the panel and branch wiring, windows, attic insulation and ventilation, and chimney condition are the main areas that matter. Bungalows near the historic core were built in different decades, so the age of any updates matters more than the label. We report what we see so you can price the work.
I'm buying a condo in Hopkins. What does the inspection cover?
In a unit, the components you can access matter most: the panel, plumbing, heating and cooling, appliances, windows and doors, and signs of moisture around exterior walls, windows and balcony doors. Roofs, common areas and structure are usually the association's responsibility, so we recommend reading its budget, meeting records and reserve information as well. That paperwork tells you what an inspection of one unit cannot.
Do you cover Hopkins?
Yes — its bungalows and postwar homes get a thorough read of their era-specific systems.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
