Inspecting in Orono

What we see in Orono homes.

Orono is the largest municipality by area on Lake Minnetonka, at 23.98 square miles, of which 8.07 are water. It began as part of Excelsior Township, became its own town in 1889, and was incorporated as a city in 1955. The 2020 census counted 8,315 people and 3,429 housing units. Lake Minnetonka has 125 miles of shoreline, and by the early 1900s wealthy families began building permanent estates along it. Today the city is largely residential, with custom homes on large wooded lakeshore lots and rolling till uplands, and U.S. Highway 12 crossing it.

Custom houses on the water get a different inspection than tract homes. Shoreline retaining walls, grading and drainage toward the lake, sump pumps, and any signs of past seepage in walkout lower levels are the points that matter. Large homes have complicated rooflines, many flashings, multiple furnaces or air handlers, and often radiant heat, so we spend more time on roofs, mechanical systems, and moisture. Long driveways, trees, and additions from different owners add more to check. If a property is on a private well and septic, arrange that testing separately.

Questions

Common questions.

Do you inspect docks and retaining walls on Orono lakeshore property?
Visible retaining walls and grading at the house matter, as do movement, leaning, or erosion that could reach the foundation. Docks and shoreline structures are outside the normal scope, and shoreline work is regulated. Lake Minnetonka's water level is managed at the Grays Bay Dam, so ask about high-water history and any shoreline permits with the seller.
What makes an inspection on a large Orono custom home take longer?
Size and complexity. More roof area and planes, more windows, multiple heating and cooling zones, several bathrooms, finished lower levels, and detached garages or guest houses all need time. Custom-built systems can also mean nonstandard installation. We plan the visit for the size of the house, and we can tell you in advance if a property needs extra time.
Should I test for radon in a walkout lower level near Lake Minnetonka?
Yes. Hennepin County is in EPA Radon Zone 1, and the Minnesota Department of Health recommends that every Minnesota home be tested. Walkout basements and finished lower levels have living space in contact with the ground, so testing matters there. We can place a short-term test during the inspection and help you read the result.
What is specific to Orono inspections?
Large custom homes — complex rooflines, multiple mechanical systems and extensive site drainage on wooded sloped lots. The size of the house sets how much there is to look at.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
