Inspecting in Princeton

What we see in Princeton homes.

Princeton was platted in winter 1855 and recorded in April 1856, and it was incorporated on March 3, 1877. It sits where the Rum River meets its West Branch, in Mille Lacs and Sherburne counties, and covers 5.15 square miles. Lumber mills used the river's white pine, and Brickton, two miles northeast, made as many as 20 million bricks a year from 1889 into the late 1920s, which is why the older core is brick. The 2020 census counted 4,819 residents and 2,190 housing units. Newer subdivisions ring the older grid on the Rum River terrace and sandy plain, with U.S. 169 and Highway 95 serving the city.

Brick buildings age in their own ways. In the older core, masonry, mortar joints and chimneys, foundations, original wiring and plumbing, older roofs and additions are what matter. Sandy terrace ground drains well but the river and low spots can bring moisture, so grading, the sump and basement walls matter. On the newer edges, roof flashing, attic ventilation, settled grading and deck attachment are the points to watch. Across all ages, panel capacity and heating equipment matter.

Questions

Common questions.

What is different about inspecting a brick house in Princeton?
Masonry needs a close look at mortar joints, cracks, chimneys, lintels over windows and how water leaves the walls. Old brick houses also tend to have older wiring, plumbing and heating. We separate cosmetic wear from movement or moisture problems, and we recommend a mason when repointing or structural repair is likely. Every brick house is different, so each building has to be read individually.
Does living near the Rum River affect a Princeton home?
Possibly. River terraces and low areas can hold water, so drainage, the sump pit, basement walls and the yard slope matter. The river is a protected Wild and Scenic river, so work near it may have rules, and your agent or the city can advise. We report what is visible and note any signs of past moisture.
What radon zone is Princeton in?
Mille Lacs County is EPA Radon Zone 2, and the Minnesota Department of Health recommends that every Minnesota home be tested. A zone rating describes the county, not your house. Test in the lowest lived-in level during the inspection period. A high result can be fixed by a mitigation contractor, so testing early is worthwhile.
Do you inspect Princeton's older homes?
Yes — the historic core brings century-old foundations, original wiring remnants and river-adjacent drainage into focus, while the newer edges get a build-quality read.
How long does an inspection take?
Plan on two to three hours for an average home; larger, older or multi-unit properties run longer because there is simply more to document.
