What we see in Rosemount homes.

The village and township of Rosemount merged in 1971, and it now covers about 35.22 square miles on the southern edge of the metro at roughly 965 feet. The 2020 census counted 25,650 residents and 9,138 housing units. Two landmarks explain a lot of its history: the University of Minnesota acquired land in 1947 for agricultural research on the grounds of a former gunpowder plant, now UMore Park, and the Pine Bend Refinery was built on the Rosemount and Inver Grove Heights border in 1955. Homes range from the older core to fast-growing newer subdivisions.

Because the housing runs from older neighborhoods to recent construction, we sort each house by age first. Older houses get careful looks at wiring, plumbing, sewer laterals, windows, and roofs. Newer houses get a builder-grade checklist: attic ventilation and insulation, roof flashing, grading and drainage that have settled, deck attachment, and furnace and water heater installation. The open prairie sites are exposed to wind and heavy rain, so roofing, siding, and how the lot sheds water matter. Rosemount has a low housing vacancy rate.
