Rosemount's building stock runs from a railroad-era village to a refinery and a business park, and a commercial property inspection gives a buyer or lender a way to compare them. The city says it is approximately one-third developed, with major greenfield and redevelopment opportunities in its business park, the Akron and County Rd. 42 corridor, UMore property and downtown.

Commercial buildings in and around Rosemount

A railroad village and the sites on the city's history map

Rosemount's village formed in 1866 on the Minnesota Central Railway line, the railroad built grain elevators in 1867, and the village incorporated in 1875. The city's 2008 history map marks the 1867 grain elevator as still in use, and lists an 1881 Geraghty Building, a mercantile store with a meeting hall on the second floor, and a 1909 State Bank of Rosemount among the historic sites of the old village.

The same timeline records groundbreaking for a downtown revitalization project in 2008, and the city's economic development page says the City Council has prioritized assisting redevelopment of the historic Downtown. Where buildings of the railroad era do survive, they usually rely on wood floor framing and original masonry, which makes them a different proposition from a slab-on-grade building of the 1990s.

A refinery, a business park and a data-center proposal

Patch reported in 2023 that ground was broken in 1954 on 950 acres of farmland in Rosemount for what is now the Pine Bend refinery, operated by Flint Hills Resources. The city's 2026 community profile lists Flint Hills Resources at 1,300 employees, Mortenson/Meta at 1,000, FedEx at 403, Wayne Transports at 335, Proto Labs at 310 and Spectro Alloys at 200.

The Rosemount Business Park opened in 1995. In 2023, MPR reported a proposed Meta data center on 280 acres of UMore Park property next to Dakota County Technical College, which a state filing indicated would bring 50 full-time permanent jobs.

The city's economic development page describes UMore Park as 5,000 acres of University of Minnesota landholdings. The World War II Gopher Ordnance Works powder plant, whose land later became UMore Park, included 858 buildings. Large electrical services, like those in logistics and data-center buildings, are one of the common uses of infrared imaging: a connection that runs hotter than its neighbors shows up as a bright spot.

A fast-growing city that is one-third developed

The Metropolitan Council reported in 2017 that Rosemount's population of 4,000 in 1970 grew 26 percent during that decade and then 70 percent in both the 1980s and 1990s. Fast-growing places tend to add commercial buildings in waves, so one block can hold buildings of several ages.

The city's available-land page says Rosemount is approximately one-third developed, with major greenfield and redevelopment opportunities in the Rosemount Business Park, the Akron and County Rd. 42 corridor, UMore property and downtown.

Former industrial land has also been reused. The city's timeline says Brockway Glass plant #8 opened in 1961 as a major area employer, closed in 1984, and is now the Harmony residential area. Reused sites can combine old foundations, buried utilities and fill with new construction, which makes site history a fair question for any buyer.

Quick answers

What should a buyer know about older buildings in the old village of Rosemount?

The city's 2008 history map lists an 1881 mercantile building with an upstairs meeting hall and a 1909 bank among the old village's historic sites. Where buildings of that age survive, they usually have original masonry, wood framing and roofs that have been patched or replaced several times. A buyer is better served knowing how those parts have held up before a purchase.

How is thermal imaging used on large industrial and logistics buildings?

An infrared camera turns the heat given off by surfaces into an image. On large buildings such as warehouses, plants and data centers, a hot spot can mark an electrical connection under strain, and a warm or cool patch on a roof can mark wet insulation or heat loss around dock doors. The image identifies places to examine more closely.

What changes when a former factory site becomes housing or commercial space?

Rosemount's timeline says Brockway Glass plant #8, a major employer from 1961 to 1984, is now the Harmony residential area. Ground that once held a plant may still hold old foundations, buried utilities and fill beneath new construction. A buyer can ask about site history, drainage and what was built on top of what, and an independent inspection speaks to the condition of the buildings themselves.
