HVAC Inspection in Mount Auburn

HVAC Inspection in Mount Auburn, Benton County, by Closer Look Inspectors. Mount Auburn is a quarter-square-mile Benton County town of some sixty-eight houses.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Mount Auburn.

Mount Auburn housing runs to a small persistent stock of late-1800s and early-1900s homes — 68 housing units carried across more than 150 years, across the quarter-square-mile town platted in 1871 on the Burlington, Cedar Rapids & Minnesota line, on long-sloped Iowan Surface ground with low relief and pockets of naturally poor drainage — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Mount Auburn

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Mount Auburn home. Mount Auburn sits in Benton County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Mount Auburn-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
What does a 150-year-old town of 68 houses tell an inspector?
That almost nothing here was built to a modern code cycle. Mount Auburn was platted in 1871 on the Burlington, Cedar Rapids & Minnesota, had a cheese factory by 1873, and today holds about 68 housing units on a quarter square mile with a flat population of roughly 162. Housing that old and that stable has been repaired rather than replaced for a century: sill plates on original stone or early block, retrofitted plumbing threaded through original framing, and electrical service extended in layers. We date every system separately and note where a repair has quietly become the structure.
