HVAC Inspection in Rhodes

HVAC Inspection in Rhodes, Marshall County, by Closer Look Inspectors. Rhodes is an old depot town of modest older homes renamed off its Edenville plat.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Rhodes.

Rhodes housing runs to modest older homes laid out from the 1856 Edenville plat and the 1883 depot-era renaming, across the original Edenville blocks and the ground around the old depot site, on rolling Marshall County ground on the northern edge of the Southern Iowa Drift Plain — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Rhodes

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Rhodes home. Rhodes sits in Marshall County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Rhodes-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
How old can a house in Rhodes actually be?
Older than the town's name. Rhodes was laid out in 1856 as Edenville and only became Rhodes in August 1883, when the family that donated the depot land was honored, so the oldest housing here predates the railroad by a generation. That matters because pre-rail construction in this part of Iowa means stone or rubble foundations, hand-cut framing, later chimneys built into original flues, and services that were added to the house decades after it was built. We date each of those layers on its own evidence rather than assuming one construction year for the whole structure.
