HVAC Inspection in Collins

HVAC Inspection in Collins, Story County, by Closer Look Inspectors. Collins is a Story County farm town of older homes laid out by the Milwaukee Land Company.

An HVAC inspection — a furnace inspection and air-conditioner check in one visit — covers a home's furnace, air conditioner, ductwork and controls for age, condition and safety — including the cracked heat exchangers that show up in aging Iowa furnaces.

Local housing

Homes in Collins.

Collins housing runs to late-1800s and early-1900s farm-town homes from the 1882 Milwaukee Land Company plat, with postwar and newer additions, across the original 1882 town grid and the Story County farm ground around it, on the eastern edge of the Des Moines Lobe country, younger and flatter till than the dissected drift plain south of here, with correspondingly slower natural drainage — and that mix shapes what a hvac inspection here needs to find.

Local conditions in Collins

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Collins home. Collins sits in Story County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Collins-area homes face.

Questions

Common questions.

Will you run the furnace and AC?
Yes, when conditions allow. We do not run air conditioning in freezing weather, and we note when that limits the test.
When is a furnace too old?
Most furnaces last 15 to 20 years. We report the unit's age, condition and any safety concern, including heat-exchanger cracks.
Do flat lots around Collins cause basement problems?
Flat ground is its own drainage problem. Collins was laid out by the Milwaukee Land Company in 1882 on eastern Story County ground that is markedly flatter and younger than the deeply creased drift plain further south, and flat till sheds water slowly — so instead of slope failures you get standing water against the foundation, saturated backfill and sump pumps doing real work every spring. Grading and downspout discharge come first, then the foundation walls for seepage staining and efflorescence, then the sump itself: discharge location, check valve, and whether it has a backup.
