Mold Inspection in Kelley

Mold Inspection in Kelley, Story County, by Closer Look Inspectors. Kelley is a small Story County village of older homes whose post office ran from 1875 to 2013.

A mold and moisture inspection — mold testing and mold detection in one visit — pairs infrared moisture mapping with lab-backed sampling to locate active moisture and trace it to its source — a frequent issue in Iowa basements and older housing stock.

Local housing

Homes in Kelley.

Kelley housing runs to older frame village homes from the late-1800s rail era with scattered later additions, across the small village core and the Story County farm ground around it, on the Des Moines Lobe edge in southern Story County — younger, flatter till with slow drainage — and that mix shapes what a mold inspection here needs to find.

Local conditions in Kelley

No Iowa law requires a home inspection before a sale — the one mandatory time-of-transfer inspection covers private septic systems (Iowa Code 455B.172) — which makes an independent inspection the only thorough, buyer-side read on a Kelley home. Kelley sits in Story County, and every Iowa county is EPA Radon Zone 1. Iowa HHS reports Iowa has the largest percentage of homes above the 4.0 pCi/L action level of any state — 71.6 percent in the Iowa Radon Survey — and the Iowa seller disclosure form asks for any known radon test results. Finished basements concentrate it, and only a 48-hour test gives you this home's number. Iowa leaves frost depth to the local building code rather than one statewide number, and the annual freeze-thaw cycle drives the settlement cracks and ice-dam wear that Kelley-area homes face.

Questions

Common questions.

How do you test for mold?
Infrared imaging and moisture meters pinpoint wet areas; when the evidence warrants it, samples go to an accredited laboratory.
What drives moisture problems here?
Grading and downspout discharge, below-grade humidity, and the occasional plumbing or roof leak.
Why does drainage come up so often in Kelley reports?
Because of the till. Southern Story County sits on Des Moines Lobe ground, the youngest glacial deposit in Iowa, and it is flatter and drains more slowly than the rolling drift plain further south. Flat ground moves water nowhere in particular, so it ends up sitting against foundations. Lot pitch in the first ten feet out from the wall, where downspouts actually discharge, and window-well drainage and sump operation as one system are the things to read, and a moisture meter shows what the basement walls have been doing. Story County is EPA Radon Zone 1.
